The company has a majority of negative reviews on various websites, and you have to ask yourself "why". If I could give this mortgage company a NEGATIVE 10, I would do so.
This company is horrible, do not use them. They are FRAUDULANT.
I was given a quote to pay off my home and the money shows as received on the portal under my account but because I did a wire transfer from my bank instead of a "certified" wire transfer, I need to pay them an additional $338.
This is not what I was TOLD by the multiple agents that I spoke to in the past few days. They are GOUGERS and just trying to take my money and NOT transfer the title to my home to me, they are delaying this purposefully!
- Cutting ties with them so i never need to deal with them
- Nobody you speak with knows what they are talking about

I never knew until now that my loan was transferred to this called servicing loan company can treat customers like *** when you try to talk to them with respect and all they do is mistreat their customers and offend, When the American dream Its
becoming a homeowner but with this type of service is a punishment.
Please lets do something about this.
Specialize loan Services should sell all their loans in their portfolios to a real bank to help all homeowners resolved their issues and have a life. life gets harder every day and then deal with type of unprofessional individuals handling a so delicate situation which is our homes.

I called trying to talk to someone about my Homeowners Insurance, which I prepaid and the Service paid as well. I just want to talk to a human being and all the prompts have to be 100% accurate or you get thrown right back into prompts again, with no option to speak to a human! My BP had to have been sky high!!!

Worst company on the planet
These are the most incompetent people on the planet. Had a bi-weekly auto deduct set up for 15 months without a hitch.
Then suddenly they send me a letter saying I owe them an extra $2700 or so for non-payment. Spent 10 hours and going through 4 department transfers before one representative realized it was a clerical error on their part. Just when I thought I was out of that nightmare, the idiots reported my mortgage payment 30 days late and my credit score dropped over 50 points!
Now I have to dispute all of it! To call them monkeys is insulting to monkeys!

I am really worried about this service company . I havent dealt with them yet but after reading all the reviews I am scared .
We have struggled with making on time payments for many years and I dont know how bad this is going to get .
I guess its bad karma for messing around with late payments were handed down as punishment . I had a good company but dumped us because of a bad payment history .I am so sorry

Choose flood insurance plan
Tried to talk with someone at Customer Service to make sure Plan A was chosen for my flood policy. Never got anyone and kept being transferred elsewhere. Much time spent trying with no success!!

Horrible Customer Relations
I found out that CITI had sold my loan to SLS. Funny how the consumer has no part in that decision, but anyway...
SLS bought the loan - and I didn't know until CITI reached out and told me first via USPS. A couple days later, I was told by SLS via phone. Their Rep told me that, due to the sale and change-over to SLS for the servicing, too, that the first month that the payment was due to them - normally on the 20th of the month - I'd have until the 30th of that month to make the loan payment. Seems fair enough -- but here is where it gets ridiculous.
I actually sent them electronic payment which they recorded as received on the 20th of that month, so even under normal circumstances, the payment was still on time. So, guess what - when I log into my account, my first payment to them is stated as "received on 12/20" and then, they have it marked as LATE. LMAO! I mean seriously???
So, I've gone back and forth with their customer service to change it from being marked LATE to ON-TIME, and they refuse to do it. I've had this house for 29 years and I have NEVER had even ONE late payment in that time. Their customer service people are RUDE, DISHONEST and half the time it appears they don't even bother to read your entire message. I am looking into getting the loan bought out by another lender after only a month of dealing with SLS.
And, that should be done in about three weeks. I won't deal with a company as unethical and dishonest as they are.

Erroneous Charges
Checking our account in line and saw a Past Due amount added to our account! I immediately called and spoke to rep.
Who tried to tell me the charge was from 14 yrs ago! Also said she couldn't figure it out because we were never late on a apartment! If I hadn't been checking our account....who knows.
And please don't try to get your PMI dropped....that took Months to accomplish. Very poor service SLS

Stupid and fraudulence.
On 1/20/2022 I spoke to your customer service department to pay off my principal at the time. The rep took my payment of $14620.22 via debit card and told me I would receive a pay off figure.
My confirmation # for the transaction is 89560****. Days later I checked the system & the payment was sitting as a credit and the rep I spoke to on that day said the computer didn't know where to post the money to and she would handle it. On 1/26/22 I checked acct again & see my full principal amount posted back on the account and a February monthly payment scheduled. the Rep told me I needed to sent in a certified check and it will take 15 days for my refund to be received.
In the mean time I had spoken to 2 geniuses who never told me that a certified check was needed and now I am going into February which I was trying to avoid because your customer service has NO IDEA WHAT THEY ARE DOING. NOW I AM LOOKING AT MORE INTEREST ACCRUED which should not be charged to me because this situation should have been handled properly from the beginning. I have to wait 15 days to receive my money back and begin this process over again while another monthly payment & late fee will be charged, because per my records I should have no payment for February 2022. I will not accept this.
Also as of 2/28 your escrow dept will be sending my insurance company a payment. All this I was avoiding because and now your stupidly is costing me. I have read bad stories about your company and now I see why.
Your company is inapt and fraudulence. I have already contacted the attorney general's office of PA for I don't trust your company.

THEY ALSO NOTOIFIED ME ON PHONE THAT THE FORECLOSEURE NOTICE TO FORCLOSE ON MY HOME WAS SENT TO ME. SO THEY ARE TRYING TO FORECLOSE MY HOME WHILE DENIED ACCOUNT FACTS AND DETAILS. (AT THIS VERY TIME 4/12/2021 THIS COMPANY HAS SENT ME A FORCLOSURER LETTER AND HAS APPRAISED MY HOUSE VIOLATING MY PERSONAL HOME AND MY FAMILIES PRIVACY BY SENDING UNKNOWN,UNATHORIZED INDIVIDUAL TO MY HOUSE TO TAKE PICTURES FOR THE APPRAISAL. I am currently trying to get enough people together who have been wrongfully done by their mortgage company SLS Mortgage Specialized Loan Services.
As I read the comments it does not seem SLS has changed their behavior on how they do things. Still seeing higher balanced, fees, appraisal fee, and failing to disclose all facts about the account. Stealing, dishonest crooks. How does a company that treats the people that keep keep a job home and money in their pocket and keep their family fed.
SlsS DO IICHEATs and Steal from honest hard working innocent people. During these times of so many struggling loosing their lives, their jobs their home.. Here is a company worth millions of dollars but still are willing take. I have similar experiences that I see stated on this p[age.
I am going through some tough times, I would like to get anyone who has wrongfully been charged, inaccurate Loan balance, threatening with foreclosure, threating letters, reporting to credit agency. My privacy rights at my home with my children has been violated by sending a unknown person to appraise my house with out my knowledge. Then applied a fee to my account. Another incident calling SLS and asking why they applied a late payment they gave several different answer via phone but I have in documentation same fee same day from SLS explaining 2 different reasons of why that fee was applied.
I have one late fee of 25.00 but i have documentation of two incorrect reasons on why my account was charged that fee, The real story is they reversed my online payment back to my bank after I made a payment and then charged me with a late fee, when in fact the money was paid, SLS chose to reverse payment back to account. hmmm. They have failed to be able to prove and provide supporting documents that support their management of the account, and no supporting documents of money applied to account and where.Anyways I know I am not alone in this company and their practices management and ability to prove facts. There is so much more with detailed documentation on this account complaints with supporting correct documents summitted...
Lets take this mortgage company to the cleaners like they are doing their bread and butter. They forget we pay their bills, MAYBE WE SHOULD JUST ALL GET TOGETHER AND STOP THIS COMPANY FOR GOOD!!

SO HE GAVE ME THE CORRECT CALCULATION TO THE PROBLEM, THEN HE WAS SURPRISED AND BACKPEDDLING WHEN I HAD HIM ADD THE NUMBERS AND GIVE ME A TOTOL AND BY GOSH, THIS REP WAS ABLE TO DO THIS MATH CORRECTLY UNTIL HE UNDERSTOOD EXACTLY WHAT IAND WHERE I WAS GOING WITH THIS CONFIRMATION OF CORRECT BALANCES THAT ARE ACTUAL CORRECT AMOUNT OWED. HE FELL FOR MY MANIPULATION OF OF HIS MIND TO GET HIM TO ADD NUMBERS AND GIVE ME THE TOTAL AND THE CORRECT BALANCES THAT SHOULD RIGHTFULLY BE APPLIED TO THIS ACCOUNT. I AM SO OVER THESE OVER PAID JACK *** AND THEIR UNKNOWLEDGEABLE STAFF.
I TRULY BELIEVE THAT SMS TRAINS AND THREATENS THESE REPS WITH THERIR JOBS IF THEY SEE THE FACTS AND TELL. THEY ARE TRAINED TO PLAY DUMB, AND TO NOT GIVE YOU ANY KIND OF CORRECT INFORMATION ON A ACCOUNT HOLDERS MORTGAGE. SLS I AM COMING FOR YOU....ANYONE EVERYONE THAT CAN EMAIL ME WITH THE CORRECT AMOUNT WILL WIN A 10.00 GIFT CARD UPON EMAILING WITH CORRECT # AND KEEPING OTHERS INFORMED AND ENCOURAGE WE CAN PULL TOGETHER AND MAKE A DIFFERENCE. Poor Customer Service
I didn't ask to be a customer of this company. I originally was a customer of Wells Fargo who I was happy with but SLS came in and bought my loan out.
I actually always did things on line and never dealt with them until I wanted to set up Bi-weekly payment. They wouldn't allow me to set it up online and said I had to call in. When I called in they said they were recording the call. With all the fraud and identity theft these days I told them I didn't want my banking information recorded and they told me they would set me up with a call back.
I asked how long would it take and the first person told me 2 hours. I was upset because I only had 1 day off and I had to sit around waiting for them to call back. I asked to speak to someone else. The second person told me that it takes 24-48 hours for someone to call you back.
I explained to them that I can't answer personal calls at work and I needed some to call back that day because I didn't want to play phone tag where I keep missing their calls and have to keep calling back in and waiting an additional 24-48 hours for a new call back. SLS did not care about this ....they kept saying over and over its their policy if you want a non recorded call. So I couldn't take care of my business on my day off at my convenience because they wanted me to allow them to record all my banking information for someone to steal from me.
This is insane that a company will not accommodate their customers and even more insane that I never asked them to buy my loan out because I was perfectly happy with being a Wells Fargo customer. I will never ever use this company again or recommend them to even my enemies.

I’m one of the few, that actually talked to someone in escrow Dept. According to them My escrow is -$5688.00!
NO WAY! I know how much my insurance and property taxes went up, thanks to inflation, but, that’s nowhere near my calculations. Something is wrong? Anybody else???
I think Bank of America dumped my acct., after 28yrs., to “SPECIALIZED Loan Servicing, LLC”. The agent went over the numbers with me over the phone. He obviously knew what he was talking about, he rattled it off before I could even begin to understand. I debated him on it, so he went back over it.
It still doesn’t COMPUTE! Pissed Off Customer.
